Our Story
The idea for With Love Estate Preparation was born out of personal experience. Our Founders, Stephanie Bossert and Kolby Townsend, both faced the challenges of helping loved ones transition into assisted living. They noticed a significant gap in services addressing the unique needs of senior citizens and their families. Sorting, packing, selling, disposing, cleaning, and repairing a home is a monumental task—especially for those already dealing with the emotional toll of such transitions.
Stephanie and Kolby founded With Love Estate Preparation with the same core principles they valued in their corporate careers: efficiency, integrity, value, and clear communication.

Our mission is to help families maximize the value of their loved one’s home and belongings. We handle everything from cleaning and sanitizing to managing the sale or disposal of items and preparing the property for a successful listing.
As a licensed realtor in Houston, TX, Stephanie brings extensive knowledge of the local market, ensuring expert guidance at every step. In addition, With Love partners with trusted professionals in estate sales, legal services (wills/trusts), and general contracting, allowing us to provide fully customized, comprehensive packages to meet the unique needs of every family.

Born and raised in Dallas, Texas, Stephanie Bossert brings a strong foundation in finance and real estate to With Love. A graduate of Texas Tech University with a bachelor’s in finance and a real estate emphasis, Stephanie’s background allows her to approach estate preparation with a keen eye for detail and value, making her an invaluable asset to clients navigating the sale process.
Now living in Houston, Texas, with her dog, Yeti, Stephanie balances her work in the estate prep business with her day job as a controller. Her expertise in financial management and organization is key to ensuring smooth and efficient estate sale operations. Outside of work, Stephanie enjoys spending time with Yeti and embracing all that Houston has to offer.
Kolby Townsend
Co-Owner
Kolby Townsend is a co-owner of With Love, specializing in helping clients prepare their homes for sale with a focus on organization, decluttering, and maximizing property value. With a strong background in customer satisfaction, Kolby uses her expertise in client relations and project management to ensure every project runs smoothly and efficiently. Her commitment to delivering personalized service and attention to detail has earned her long-term trust and loyalty from clients across the Houston area.
Born and raised in Conroe, Texas, Kolby’s approach to estate preparation combines her sales acumen with her passion for making the process as stress-free as possible for homeowners. When she’s not working, Kolby enjoys spending time with her dog, Buddy Mac, on Lake Conroe, and indulging in her love for food, reading, and travel.
